The Process

Prior to Initial Meeting

  • Client to collect scrap book of photographs or magazine clippings of ideas, facades, homes or themes that appeal to you.
  • Collect any existing surveys, copy of title, copy of full purchase contract, building certificate (149) or other relevant information.

Initial Meeting

  • Make an appointment with us.
  • Discuss client needs and requirements (bring in all the above information if you have it).
  • Discuss design, size and budget.

Concept Design

  • Create design brief in line with budget.
  • Site inspection and photos.
  • Detailed Survey of site by Registered Surveyor if required.
  • Sewerage diagram obtained.
  • Liaise with Council.
  • Concept design drawings presented.

Initial Quotation

  • After concept design drawings approved.
  • Initial quotation given including site costs / service conncections, etc.

Tender Acceptance & Development Application / Construction Certificate Preparation

  • Architectural drawings.
  • Statement of Environment Effects.
  • Site Management Statements.
  • Nathers & Basix statements.
  • Notification plans.
  • Bushfire Report.
  • Shadow Diagrams.
  • Structural Design.
  • Lodge with Council.

Building Contract

  • Review DA conditions.
  • Obtain Waterboard or Mine Subsidence approval if required.
  • Obtain Construction Certificate.
  • Sign Contract and deposit paid.

Building Works

  • Construction Period.
  • Handover or project complete.
